Short Term Loans

We have some nice newly constructed homes on loan in Las Vegas available for short term investments.  Prices are in the $200-$300K range, protected equity of approx 32%, and is paying 11%.  Duration is less than 6 months.  Here is an example, we have four other similar.  Minimum investment is only $10,000.

We have funded over 200 million in loans since 2011, default rate zero, average return 10.9%, duration 9 months.  We have detailed performance records, at your request.

The entire desert Southwest is coming back strongly.  These strong price appreciation numbers means our builders are sitting on land and lots that have equity, significantly reducing risk for our investors.   We have really nice projects in Colorado, Nevada, CA, and Utah right now.  All are well collateralized,selling well, and paying very attractive rates to our investors.

Still the Preferred Investment

As I get more involved in talking about investing in real estate through First Trust Deeds (I committed a significant and appropriate position personally), I want to teach and share as much knowledge as possible about the real estate market, the types of investments out there, market sentiment, and market statistics.

Some background, I have and am invested in real estate personally, with a rental property and through first Trust Deeds.  I also consult for a very large and well respected Trust Deed broker/Lender that puts qualified investors together with well underwritten new construction, middle market residential projects, in the Southwest U.S.projects.
